We develop a custom marketing evaluation with an effective list price. Our comprehensive market analysis takes into account the most actively searched prices and home values throughout your neighborhood. We not only include the most recently sold comparable properties but also include any expired listings and properties actively on the market that our most comparable to yours. It's important to take into account your competition when deciding to put your property on the market. If there is less competition for your product we may be able to ask a little more for your home. Our #1 goal is to obtain top dollar for the sale of your home.

Providing the Right Exposure

In marketing your home, we also develop a listing that emphasizes its unique and sell-able aspects. The right exposure includes "staging" your home for sale. We will walk through your home and provide you with honest feedback on your homes condition. We will make suggestions to enhance your homes features in order to ensure that we make the best first impression possible for all potential buyers. We then put your home in front of buyers, establishing it on the local MLS as well as broader ones, new listings sheets, and real estate publications. Our wide network of professional real estate contacts and buyers will also have the opportunity to check out your listing.

Effective Marketing

We use our innovative website to make your listing highly visible. With more than 90% of buyers checking the web first when looking for a home, this is a part of your marketing strategy that you can't afford to miss. Each property is unique in one way or another. Therefore, our marketing scheme and demographics may vary depending on the home but we'll work together to establish the most effective way to reach your buyer!

Your home will be professionally photographed and a video will be produced highlighting the features of your home along with a custom brochure is created to ensure your property stands out from the pack.

Print advertisements include a featured advertisement in the Georgia Straight, a weekly newspaper with a per issue readership of almost 340,000 and the Vancouver Sun Weekend West Coast homes edition reaching over 70000 per issue.

Showings & Feedback

Our aggressive marketing program will bring in all potential buyers within the first few weeks your listing. With your approval, we will conduct “open houses” for the public the first two weekends your property is listed. We will arrange scheduled system to keep you updated with regular feedback.

Negotiating the Best Deal

We answer all your questions and point out the potential advantages and disadvantages of any offer and clarify the choices available to you. To help make your decision we prepare an Estimate of Net Proceeds based on the proposed price. We will negotiate through the buyer's agent, and handle possible counteroffers, to reach a final agreement that is favourable to you. 

Closing the Deal

We work with the buyer's agent, and others to help coordinate and keep the transaction moving forward. We take care of providing the prospective buyers any documentation, monitor the progress of inspections, the buyer's financing and other contingencies as called for in the offer and resolve any questions or problems that might arise, in order to ensure a timely closing. We accompany the buyer and buyer's agent during their inspection and the final walk-through.

Follow Up after the Sale Completes

We assist you in handling all the details required for the completion of the transaction and confirm all your real estate-related needs have been met. If you will be purchasing a new home, we would be happy to work with you as a buyer’s agent. If you’re buying we will arrange the closing dates for the sale of your home to coincide with the closing dates on your new home purchase.
